Costa del Este.
310 hectares that never sit still.

Panama City's largest planned district, built out of reclaimed mangrove since 1995 — now the country's headquarters row, its densest cluster of new towers, and a four-kilometer boardwalk that fills up every evening at six.

Outdoors

Parks, the boardwalk, and a Sunday that doesn't require a car

Parque Felipe Motta

The district's central green space — wide lawns, shade trees, and the kind of Sunday-afternoon-with-the-whole-family use that a planned community is supposed to produce and rarely does this well.

Paseo del Mar

A pedestrian and jogging boardwalk running most of Costa del Este's coastline, built for cardio, cycling and the evening walk — ocean views the whole way, without needing Avenida Balboa's traffic.

The Central Plaza

One of the district's ten planned zones, anchoring civic and public-service functions at the heart of the masterplan — the closest thing Costa del Este has to a town square.

Retail & Daily Life

Two malls, and an honest note on what "luxury retail" means here

Town Center Costa del Este runs over 100 retail outlets across an open-air, Mediterranean-inspired layout — Nike, Tommy Hilfiger, Under Armour and Swarovski sit alongside Pandora, iShop and a food court anchored by Olive Garden, Applebee's and Juan Valdez. Atrio Mall, on Avenida Marina del Norte, adds roughly 88 more stores, five restaurants and 500 covered parking spaces across six levels. Neither is a flagship-boutique district in the Cartier-and-Hermès sense — that's still Multiplaza in Punta Pacífica. What Costa del Este offers instead is density and convenience: everything a household actually shops for weekly, walkable or a five-minute drive, seven days a week.

Gastronomy

Where the neighborhood actually eats

Beyond the mall food courts, Costa del Este's standalone restaurant scene runs on daily demand rather than tourist cycles: Il Grillo for Italian, Rock Burger for the casual weeknight, La Vitrola for something a notch more composed. It's a corporate district's dining scene — reliable, close to the office, built for a Tuesday client lunch as much as a Friday night out — which is a different proposition from Santa María's hotel-anchored fine dining or San Francisco's 50-Best-recognized kitchens a few minutes away.

Costa del Este doesn't sell you a destination restaurant. It sells you the one you can walk to on a Tuesday, every Tuesday, for the next ten years.

Who Actually Buys Here

The corporate engine of Panama City

Costa del Este is headquarters row for multinationals operating in Panama, eight minutes from Tocumen via Corredor Sur and anchored by a hospital cluster that draws medical-tourism traffic on its own. The tenant and buyer profile skews toward executives on corporate housing budgets and professionals who want a five-minute commute — not a resort. Well-located units run above 90% occupancy at $2,300–2,900/m², among the tightest submarkets we track. Read the full comparison against Santa María and Punta Pacífica in our three-zone investment breakdown.

Worth knowing before you buyCosta del Este is a drive-everywhere district by design — wide avenues, generous setbacks, minimal street-level walkability outside Town Center and the boardwalk. If daily walkable dining matters more than corporate proximity, compare it against San Francisco or Calle Uruguay before committing.
