The Rule That Actually Matters

Article 21 of Law 80: the license is the moat.

Inside the Panama District, any rental under 45 days is illegal without a public tourism accommodation permit from the Tourism Authority (ATP) — fines run $5,000 to $50,000 per violation, and ATP can act directly on unlicensed listings, not only on complaint. We won't put a city STR unit in front of a client without that permit verified on paper.

Inside the Panama District

Panama City proper. The 45-day rule applies in full. Every project we list here carries a verified ATP permit or an active licensing path we disclose before you commit.

Outside the Panama District

Boquete, Bocas del Toro, Playa Venao, Valle de Antón. This restriction does not exist — a materially different risk and yield profile, and one we flag clearly before you buy.
